We’ve got new faces in the office! Craig is our new building manager, and Marlon has joined as the assistant manager. Both are super approachable and eager to help, so feel free to stop by and say hi if you haven’t already!

Google Fiber is Coming!
Big news — we’re switching from Breezeline to Google Fiber for our TV and internet service! To stay connected, make sure to book your appointment with Google Fiber to get your new router installed. Each unit needs to do this individually, so don’t wait too long! Don’t forget we won’t have the regular cable any longer so if you watch TV then you’ll have to pay for your own cable company.

Poolside Etiquette Reminders

• Pool and Jacuzzi are for residents and their guests (when you’re with them).
• Proper swimwear, please!
• No glass or anything breakable by the pool.
• Kids under 15 need adult supervision, and little ones must wear swim diapers if not potty-trained.

Parking Garage Basics

• One self-parking space and one valet space per unit (as available).
• Vehicles need to be registered with the office and have valid tags.
• Stick to your assigned spot and keep it under 5 mph in the garage!
• Reminder: any vehicle parked incorrectly can be towed.

Parking Compliance Deadline: April 18, 2025
If your vehicle isn’t registered or is violating parking rules, please fix it before this date to avoid towing.

Since the first week of October, the Yacht Club employees didn’t take a rest. As you have seen, our workers switched between maintenance and cleaning projects for the building. Our residence is improving its equipment. Recently, they installed glass panels in the lobby to enhance the design and the safety of our wonderful building. Good news, the exterior side of all unit doors will be cleaned and wiped down. They also just planted new beautiful shrubs in front of our offices, next to the valet. By the way, did you notice that to come to our office the best way now is thru the hallway next to the lobby.

In addition, the Annual Preventative Maintenance Project has just begun. Our engineers will be accessing all units to check balconies, windows, smoke detectors, bathrooms or the conditions of the doors.

Moreover, the next board meeting is approaching quickly. If you are not in the building on the 20th of October, don’t hesitate to participate, thanks to ZOOM. Contact the management for any questions. They will support you in the process.

In addition, every second and fourth Monday of the month, Marlin Exterminating will visit all the units to spray insecticide in your unit.

I kept the best till the last; Halloween party! The Yacht Club’s party will occur on the 27th of October from 5pm to 7:30pm at the Pool Deck. On the menu candies, chocolates and incredible costumes. Residents will have the opportunity to decorate a spectacular table with tricks or treats. Be careful the number of tables is limited. If you are interested, contact the management to reserve a table as soon as possible.

1. he temporary lobby at the Yacht Club at Portofino condo will open on August 17th so the remodeling on the main lobby can begin. The temporary lobby will be located at the Condoideas Realty Group office.

2. Condoideas Realty Group will relocate to the office next door.

3. There are some slippery tiles by the Yacht Club at Portofino pool, especially when people get out of the pool through the shower area. In the past months, it has been discussed several possible solutions and in the end, the final decision was to get a company to apply an anti-slip treatment on July 31^st in that particular area.

4. The city of Miami Beach owed some money to the Yacht Club at Portofino Condo that summed up to $704,000 including operating costs reimbursements, additional rent owed, marina fees, and more. These monies have been finally paid and put into a special account so that expenses taken from this amount can be completely trackable.

5. The Yacht Club at Portofino Condo board approved the following expenses:

5.1 Grease trap and an exhaust fan for the Yacht Club at Portofino convenient store, not to exceed $51,000 coming from the account for special projects. These items must be provided in order for the Yacht Club deli to be able to sell prepared foods and not only prepackaged food. The commercial rent for the convenience store will go from $1,500/month to $2,000/month when they install the new items.

5.2 Emergency COVID-19 expenses of $88,000. Only the extra housekeeping service for the Yacht Club at Portofino Condo rose to $26,000.

5.3 Replace 30 smoke detectors on the Yacht Club at Portofino common areas to solve the false fire alarms happening lately in the building

5.4 Change the waste management company to Waste Connections which will add a cost of $27,000 as the previous company was charging extra for the recycling material. The new company will save $21,000 on waste removal.

6. New Rules and regulations approved by the Yacht Club at Portofino Condo board:

6.1 Residents at the Yacht Club at Portofino condo must wipe gym equipment after using it.

6.2 Bicycles are not permitted to be transported through the Yacht Club at Portofino lobby or lobby corridors

   5. Only Monday-Friday from 9-5 pm.
   6. Contractors will be escorted by security to the unit and will be confined during work hours. The door will be disinfected after entrance and exit.
2. Move-ins/ Move outs:

   2. Need approval of the Yacht Club at Portofino Management office.
3. Housekeepers:
   1. Notice of 72-hours most be sent to the front desk – frontdesk@90alton.com –
   2. Housekeepers will have their temperature taken before accessing the Yacht Club at Portofino Condo.
   3. The resident will have to come down to the lobby to escort the housekeeper through the service elevator at the Yacht Club Condo.
4. Tennis court:
   1. It will be open from 9:00 am -7:00 pm
   2. Only singles are allowed
   3. An appointment is mandatory via BuidingLink
5. Management office:
   1. The management office will be working from the Yacht Club at Portofino’s office
   2. Will only allow access by appointment
   3. Office staff will have their temperature taken before accessing the Yacht Club at Portofino Condo.
6. Receiving area:
   1. Residents will collect packages and food deliveries at the front desk
7. Front desk:
   1. The front desk at the Yacht Club at Portofino condo will keep the 6 feet cordoned off.
8. Elevators:
   1. Only one person or members of the same family will be allowed at a time.
9. Real Estate Agents:
   1. All real estate agents will have their temperature taken before accessing the Yacht Club at Portofino Condo.
   2. Notice of 72-hours most be sent to the front desk – frontdesk@90alton.com –
   3. A unit can only be shown to a maximum of 2 prospects at a time.

The Yacht Club at Portofino Condo management keeps trying to adapt to the new circumstances after COVID-19 and encourages its residents to follow the social distancing and stay at home city guidelines.

The Marquis Association Management and the Board of Directors at the Yacht Club Condo have taken this decision to avoid the unnecessary exposure of the management staff. However, they keep working as usual and are reachable 24/7 by way of email and/or phone. There are recurrent conference calls between the department leads, the board president, the management staff and the Marquis’ Director of Operations.

There is also an on-site team at the Yacht Club at Portofino Condo that is in constant contact with the management office and will follow directions for day to day operations or residents’ requests.

This and the rest of the prevention methods are being followed closely to avoid the COVID-19 spread and maintain the Yacht Club at Portofino safe and healthy for its residents. The pool and the Jacuzzi have been officially closed and maintenance staff keeps disinfecting the commonly touched areas on a daily basis.

Firstly, commercial activities, such as real estate showing, open houses, and contractor visits have been prohibited until further notice. Move-in’s and move out’s are still permitted at the Yacht Club at Portofino Condo.

Another measurement took by the Portofino Yacht Club Condo was to limit deliveries to only be able to access the front desk or the receiving area. Residents are instructed to go down to these areas to receive their deliveries. In case the resident informs the concierge, they are feeling sick, their packages will be sent to their units avoiding physical contact with the employees and other residents.

Only urgent maintenance problems that require a contractor’s visit will be allowed. Such as appliance repairs, leaks, etc. Each case will be handled differently as per the management office instructions. The Yacht Club maintenance staff will be reduced and will only handle priority matters.

Valet parking will no longer access anyone’s vehicle. For those residents that use Valet Parking for their second vehicle, they are instructed to access the valet gate for them to self-park. The valet employees will open remotely and have them see an attendant stationed on the second floor. Regarding resident’s visitors, they will have to be announced and the unit’s resident must confirm they are his visitors in order for a valet to open the gate for them.

All these extra measurements have the only goal to maintain the safety and healthiness of the Yacht Club at Portofino Condo residents and its staff.

Here is a list of preventive methods the Portofino Yacht Club is following from now on until further notice:

1. The Tuesday Board Meetings at The Yacht Club Condo management office have now been canceled.

2. Common areas will be closed such as the fitness center, the Billiard room on the 3rd floor. As well as the pool and jacuzzi will be limited to half its capacity.

3. The management office at the Portofino Yacht Club will be working remotely and will only answer via email. In case you require their help please contact office@90alton.com.

4. Contractors won’t be permitted to access the building except for emergencies such as AC repairs, leaks, or other urgent appliances repairs.

5. Guests won’t be allowed on-site if the Yacht Club resident is not there. The front desk will sign them in to avoid any physical approach.

6. Portofino Yacht Club residents will have to report to the lobby and greet their visitors. If possible, please avoid having visitors.

7. The fingerprint access has been shut off. Only fobs will be admitted to access the readers at the Yacht Club.

8. Residents are requested to self-quarantine if they are feeling ill. For all the rest of the residents at the Yacht Club, the management office is requesting not to go out, but for necessities.

9. For elderly residents, it is recommended to not use the elevators with over 2 people.

10. The management office will guide residents over 60 years old to set up delivery accounts to get their groceries delivered with apps such as Instacart, Publix, Uber Eats, etc.

11. Valet employees at the Yacht Club at Portofino must wear gloves and wash their hands as often as possible.

12. Employees have been asked to bring their lunch and snack with them. They will ask to go home if they show any signs of illness. They are disinfecting and washing their hands as often as possible.

The Yacht Club at Portofino is taking all these preventive regulations to assure its residents and team safety. They strongly recommend every involved party to remain prudent and follow the guidelines.

INNOVATIVE RESIDENT INITIATIVE:

Even residents at this condo are trying to give some interesting initiatives to help the Yacht Club community. Initiatives such as the one a family had by offering home-cooked daily meals to their neighbors. The family husband is a chef and restaurant owner that wants to help his condo community by only charging for the food cost and supplies but not for the cooking service provided. What are the updates for the lobby itself? Well, the hallway and the bathrooms of Phase 1 is almost over finished. Check out the pictures hereafter of the new bathrooms. They look awesome.

In the next few weeks, they should start with Phase 2 which is the elevator landing of the Yacht Club at Portofino. This means that within 4/5 months they will start the lobby itself.

Regarding the deli, we might have back a deli that serves cooked meals and brews us some coffee since the building is getting quotes from different vendors to put a grease trap as per the city regulations.

Let’s check out the deals you can find at the Portofino Yacht Club this month. Unit #1207 is listed at a great price for $415,000 but if you have the means I would go for the best deal which is #3007 listed for $449,000. The view is gorgeous from that floor height.

Then if you want to buy a 2 bedroom at the Portofino Yacht Club you have a lot of choices which means you can negotiate the price down. All of the ones facing the ocean are in the high $600’s. I hope you are not looking for a 2 bed facing the bay because I unfortunately just have one at this time which is listed for $1,089,000.

She will give you your statement of account for your condo at the Portofino Yacht Club. She is very knowledgeable and will take the time needed with you to solve your issues.

Carlos: office@90alton.com Carlos is always so smiley and friendly. He is the first person you will meet when entering the management office and he will direct you towards the appropriate person. He is very friendly and reliable.

2. Front desk

The Portofino Yacht Club has a 24/24 7 days a week awesome front desk staff. They know everything about everyone!

CJ, Wendy, Nandy, and Jose will indulge you with their service-oriented personality and knowledge of the condo and its surroundings.

They welcome your guests, they can order a taxi for you, advise you on the best restaurants in town, get your package, track video surveillance, holding envelopes.

3.Valet

The valet guys at the Portofino Yacht Club are your first contact with the building. They represent the image of the condo: friendly and helpful.

Antonio, Oscar, Dani, Diego, Edson, and Walter will do their best to keep your car outdoors, to park your car for you, to help you with grocery shopping and also with dog walking!

4. Retail

The retails shops at the Portofino Yacht Club are located in the lobby, to the left of the mailboxes. They are composed of a convenience store, a hairdresser, a contractor and my real estate office.

At this time the convenience store is closed since they are planning a remodeling of the place at the same time as the lobby will be remodeled in a few weeks. However, when it reopens, you’ll be glad to enjoy oven made pizzas and Italian gourmet wines.

The hairdresser, Giancarlo De Berardinis is a famous hairdresser from NY. I’ve sent 2 or 3 of my girlfriends and they were very happy with their fresh and modern looks.

The contractor located right next to my office at the Portofino Yacht Club is called TC premium concept. They remodeled around 80 units in the building and their reputation for quality goes without saying.

Finally in my office, Condoideas Realty Group, you will meet my assistant Maria and my realtors Stephanie, Stefano or Delphine. They are all professional realtors and will help you rent or sell your condo in the Yacht Club at Portofino.

5. Engineer

Chris and Bill are your saviors when it comes to dealing with technical issues in the Portofino Yacht Club. If you have a leak in your washer/dryer, a hot water heater not heating up, a mold issue, an air conditioning unit malfunctioning, just have them come to your unit to check it out. They are the 911 of the building.

6. The Board of Directors

Our board is made up of 5 unit owners. They meet monthly and you are welcome to their meetings.

1. Staff:

I’ll do a more detailed “Who’s who “ in the Portofino Yacht Club in another post but you’ll find here the basics.

Front desk: They know it all so if you are lost that’s the number one person who’ll help you and is available 24/7.

Valet: You know that every residence comes with 2 parking spots. One is self-park and the other one is valet. You just need to put a sticker (to get from the management office) on your headlights and you’ll be free to get in and out. They are also 24/7 at the Yacht Club at Portofino. They can provide you with shopping carts

Management office: Located on the 3^rd floor of the Portofino Yacht Club, on the other side of the parking. They will help with registering your car, your fob, pay your maintenance dues as well as issues with common area items such as a leak or as simple as a mailbox key. They are open 9am-5pm

Receiving: That’s where you get your Amazon packages ! They are located in the back of the service elevator. You will receive an email from them once they have a package for you.

2. Amenities

Pool: Located on the 6^th floor of the Yacht Club at Portofino, it’s open from 7am-11pm.

Tennis: Located on the 6^th floor. You need to reserve at the front desk or online. 7am-11pm

BBQ area: Located next to the pool, there are 5 grills. No need to reserve except if you are hosting a party. It is open from 11 am to 11 pm

Fitness center: Located on the 2^nd floor. Open 5am-11pm

Bikes: located on the 2^nd floor you can get a key from the management office and store your bike inside.

Hairdresser: Giancarlo De Berardini is located in the lobby next to my office. Awesome and famous Giancarlo will transform you

Contracting services; PCS is located also next to my office in the lobby’

Italian Bistro: They are the livelihood of the Portofino Yacht Club ! Come enjoy an oven-baked pizza or buy your last-minute wine bottle from their great selection.

Wifi: There is free wifi in the lobby and at the pool.

3. Rules and regulations

If you want the full transcript then be my guest and ask for one at the management office. Let me do a little summary of what’s important to know.

Guest/tenant registration:  The building tracks down illegal short term rental so if you want to be a great new resident just register with the management office everyone who’s coming to visit you even for just a few days and don’t forget your housekeeper.

Pets: All dogs must be registered and must be on the leash anywhere in the building. Pets are not allowed at the pool, bbq or tennis deck. Only 2 pets per unit at the Portofino Yacht Club

Pool: No glass containers are allowed at the pool and no children under 15 may stay without an adult.

Contractors: They need to be registered and show their license as well as insurance to the management office. They may work only weekdays from 9am-5pm

Elevator: You must book your elevator with the management office to move in or move out.

Trash: Located on every floor there is a trash chute. For recycling the bins are located at every garage level and downstairs at receiving.
