Today at the Yacht Club at Portofino the front outdoor sculpture finally arrived and will complete the fabulous selection of furniture and material to finish up the remodeling of the lobby entrance. We find it beautiful and its Mediterranean style blends in perfectly with the overall design.

You must have also noticed the remodeling of the hair salon, it promises to be modern and optimized for their lovely clientele. About Condoideas Realty Group, we are looking forward to coming back this incoming year to our original offices, freshly remodeled.

The convenience store will re-open as well in 2022 but they are awaiting a new hood to bake us the best pizza in town!

For those who have visited the Yacht Club at Portofino condo lately, you must have noticed that there is a visual change of the Yacht Club porte-cochere where the valet parking booth was previously located.

The lobby entrance has been covered with plywood which will be painted to the orange color to match the facade of the building entrance. This area has been framed with the purpose of allowing the contractors in charge of the remodeling to keep on working while having employees in their respective areas, as well as containing all debris. This frame will remain until the completion of the renovation.

The valet booth at the Yacht Club has been relocated behind the podium. During the overnight hours and inclement weather, the valet parking staff will move to the interior of the temporary lobby.

The lobby remodeling is expected to be completed by the Spring of 2021. The management office at the Yacht Club at Portofino Condo requests all its residents for their patience and cooperation during this process that will be beneficial for all.

It’s been a month since the front desk was transferred next door, and here is how the main lobby at the Yacht Club at Portofino Condo currently looks compared to how it looked before.

The demolition has been completed, floors have been removed and the lobby is now a blank canvas waiting to be converted into the beautiful renderings we’ve been looking at for months now. For those who still haven’t seen how the lobby will look like when the remodeling is ready, here are some of the renderings provided by the Yacht Club at Portofino management team to all its residents:

The main entrance of the Yacht Club at Portofino condo will be located next to the valet parking station which will serve as an ENTRANCE only, in order to follow the social distancing guidelines established by the city. There will be arrows leading to the elevators, mailroom, and the exit.

The food and grocery delivery table will be located next to the concierge desk. For those packages delivered at the front desk, you’ll be able to request them as usual with the concierge staff.

The new exit of the lobby will be located at the end of the commercial hallway next to the convenience store. Please note that this will be the ONLY EXIT even for those coming down the elevators. The Yacht Club at Portofino Condo has installed red arrows guiding residents to the exit.

Residents at the Portofino Yacht Club condo will now have access to the lobby restrooms in front of the hairdresser commercial office.

The Yacht Club at Portofino keeps on working every day to assure the lobby remodeling will be finished as soon as possible. The management office asks its residents for their patience during this process that will bring value to the building and each one of its units.

1. he temporary lobby at the Yacht Club at Portofino condo will open on August 17th so the remodeling on the main lobby can begin. The temporary lobby will be located at the Condoideas Realty Group office.

2. Condoideas Realty Group will relocate to the office next door.

3. There are some slippery tiles by the Yacht Club at Portofino pool, especially when people get out of the pool through the shower area. In the past months, it has been discussed several possible solutions and in the end, the final decision was to get a company to apply an anti-slip treatment on July 31^st in that particular area.

4. The city of Miami Beach owed some money to the Yacht Club at Portofino Condo that summed up to $704,000 including operating costs reimbursements, additional rent owed, marina fees, and more. These monies have been finally paid and put into a special account so that expenses taken from this amount can be completely trackable.

5. The Yacht Club at Portofino Condo board approved the following expenses:

5.1 Grease trap and an exhaust fan for the Yacht Club at Portofino convenient store, not to exceed $51,000 coming from the account for special projects. These items must be provided in order for the Yacht Club deli to be able to sell prepared foods and not only prepackaged food. The commercial rent for the convenience store will go from $1,500/month to $2,000/month when they install the new items.

5.2 Emergency COVID-19 expenses of $88,000. Only the extra housekeeping service for the Yacht Club at Portofino Condo rose to $26,000.

5.3 Replace 30 smoke detectors on the Yacht Club at Portofino common areas to solve the false fire alarms happening lately in the building

5.4 Change the waste management company to Waste Connections which will add a cost of $27,000 as the previous company was charging extra for the recycling material. The new company will save $21,000 on waste removal.

6. New Rules and regulations approved by the Yacht Club at Portofino Condo board:

6.1 Residents at the Yacht Club at Portofino condo must wipe gym equipment after using it.

6.2 Bicycles are not permitted to be transported through the Yacht Club at Portofino lobby or lobby corridors

The management office at the Yacht Club at Portofino Condo informed its residents that the due line for the elevator area to be clear from residents on July 2nd will be extended as per a request of the contractor in charge of the lobby remodeling. The new due line is on July 10th, and the hours when residents won’t be able to access the elevators from the lobby are 7:30 am to 5 pm on the weekdays.

The service elevator at the Yacht Club Condo will be accessible to go to the receiving area, and the mailroom will be close on weekdays until 5 pm.

The management office is working hand to hand with the contractor’s company to avoid any inconvenience for the condo residents and sincerely apologize for this unforeseen.

Phase I of the remodeling plan is almost over now, including the commercial hallway where the convenient store, contractor’s office, hairdresser, and our Condoideas Realty Group office are located. This also includes the lobby bathrooms that I have to say, give us a really positive introduction of how the lobby will look like when all the phases are over.

The next phase of the lobby project at the Yacht Club at Portofino condo features the mailroom and the elevator hallway. This phase has been undergoing for a while now, and residents have been facing some limitation on the elevators and mailbox room’s use, however, this is about to be over as the contractor’s office in charge of the remodeling has shifted the lobby elevator partition wall so that residents could have access to all 4 elevators.

Nevertheless, the City of Miami Beach has informed the Yacht Club at Portofino that as the south part of the lobby (the one including the commercial hallway) is still considered as a “construction area”, so it will have to remain closed to residents.

This is causing disturbance for accessing the mailroom, which is why the management office at the Yacht Club has decided to allow pick up and drop off in the mailroom from 5 pm to 10 pm every day. The front desk will advise security, which will then provide access to residents.

Even if it might not be the most comfortable situation, we have to keep in mind that all these combined efforts have one same goal that is to achieve the successful lobby remodeling completion. What are the updates for the lobby itself? Well, the hallway and the bathrooms of Phase 1 is almost over finished. Check out the pictures hereafter of the new bathrooms. They look awesome.

In the next few weeks, they should start with Phase 2 which is the elevator landing of the Yacht Club at Portofino. This means that within 4/5 months they will start the lobby itself.

Regarding the deli, we might have back a deli that serves cooked meals and brews us some coffee since the building is getting quotes from different vendors to put a grease trap as per the city regulations.

Let’s check out the deals you can find at the Portofino Yacht Club this month. Unit #1207 is listed at a great price for $415,000 but if you have the means I would go for the best deal which is #3007 listed for $449,000. The view is gorgeous from that floor height.

Then if you want to buy a 2 bedroom at the Portofino Yacht Club you have a lot of choices which means you can negotiate the price down. All of the ones facing the ocean are in the high $600’s. I hope you are not looking for a 2 bed facing the bay because I unfortunately just have one at this time which is listed for $1,089,000.

As I am writing this blog the tennis court is open. The building has just finished working on the drainage. However, from the 22^nd to the 28^th it will be closed for resurfacing. They are also going to put a fob system on both gates so that kids cannot enter without supervision.

Did you notice that charging stations have been installed at the pool and in the gym of the Portofino Yacht Club? I think that’s a brilliant idea.  Who doesn’t need to recharge his phone when spending a full day perfecting his tan!

Speaking of improvements, it’s time for the annual preventive maintenance. The Portofino Yacht Club engineers will enter every single unit to replace smoke detectors, check all toilets and ceilings for leaks, check all faucets and sliding doors. Today they also tested the fire alarms on every floor. It lasted all morning.

Also, did you know that an emergency planning committee was created to deal with hurricane preparedness? They will ensure that the staff is well trained for hurricanes, they will prepare a manual so every resident knows what to do in case they decide to stay inside the Yacht Club at Portofino during a hurricane.

Finally, what is happening with the lobby project? The fire department of the city is giving the building some issues in terms of construction phases. They now suggested that the remodeling be done in 3 phases instead of two. Bottom line the Portofino Yacht Club still doesn’t have any permits so the demolition won’t occur before September at best.

So what’s the plan for this famous lobby? The first phase will start the beginning of July and according to the plan should last only 3-4months. During this phase, the convenience store floor, my office floor, the hallway, and the bathrooms will be remodeled.

The second phase of the lobby renovation at the Yacht Club at Portofino will be the actual lobby itself. During that stage, the lobby will be closed off and access to the premises will be done from the side entrance thru the hallway. At that time the front desk will be located in my current office.

Finally, the cherry on the cake will be new elevator control panels which will be installed when the lobby is finished.

So how long is this project going to last? The plan is to be done in early 2020 but I suspect completion for the summer of 2020 at best.

The question a majority of my clients ask me is if sales and rentals at the Portofino Yacht Club will be impacted during that time?

Yes if you want to buy a unit at the Yacht Club at Portofino during the lobby remodeling chances are you will wait till it’s finished or you will decide to buy in a building which has more appeal. Unfortunately, tenants will have the same behavior and will avoid renting during that time. All this to say that the lobby renovations will have a drastic impact on sales and rentals so we have to be ready for a difficult and stressful year.

Nevertheless, as residents, our routine won’t be so much impacted since the majority of us go from the parking garage directly to our unit. Plus I am sure the solutions provided by the management of the Portofino Yacht Club to alleviate the lobby traffic will be very well thought and will ease this incoming year.
