Google Fiber is Coming!
Big news — we’re switching from Breezeline to Google Fiber for our TV and internet service! To stay connected, make sure to book your appointment with Google Fiber to get your new router installed. Each unit needs to do this individually, so don’t wait too long! Don’t forget we won’t have the regular cable any longer so if you watch TV then you’ll have to pay for your own cable company.

Poolside Etiquette Reminders

• Pool and Jacuzzi are for residents and their guests (when you’re with them).
• Proper swimwear, please!
• No glass or anything breakable by the pool.
• Kids under 15 need adult supervision, and little ones must wear swim diapers if not potty-trained.

Parking Garage Basics

• One self-parking space and one valet space per unit (as available).
• Vehicles need to be registered with the office and have valid tags.
• Stick to your assigned spot and keep it under 5 mph in the garage!
• Reminder: any vehicle parked incorrectly can be towed.

Parking Compliance Deadline: April 18, 2025
If your vehicle isn’t registered or is violating parking rules, please fix it before this date to avoid towing.

For your information, please be advised that the 2nd-floor pedestrian access to the garage will be temporarily closed for essential upgrades.

During this period, residents are kindly requested to use the 3rd-floor doors for access to the garage. There is no set timeline for the completion of these upgrades, but feel free to reach out to the management office if you have questions or concerns. The building is undertaking these improvements to enhance its facilities, and your cooperation is greatly appreciated.

The City of Miami Beach will begin sidewalk reconstruction on the south side of the building tomorrow, Thursday, March 13th. The project is expected to take about a week, with work continuing through the weekend to speed up the process.

During this time, access to the south side sidewalk will be restricted. While this may cause some inconvenience, the community appreciates your patience as these improvements are made.

Efforts will be made to minimize noise and disruption. For any concerns or questions, feel free to reach out to the management office.

For your information, the north side entrance will be closed for maintenance until Friday, October 25th, from 9 AM to 5 PM. Colores Electrostatic Painting will be sandblasting and painting the gate to improve its durability and appearance. During this time, you need to use the south side entrance, YCP employees are available to help if needed.

• Residents with RFID access can enter by heading south to the valet ramp, where the gate will open automatically.
• To exit, it is recommended to use the valet ramp on the south side, where a staff member will be there to verify your unit number and vehicle before opening the gate.

Valet service is available for residents, guests, and visitors. The entry procedures remain the same, if you’d prefer a quicker pickup, you can use the VIP Parker app to call your car, as wait times for valet service may be slightly longer. Vehicles will be brought down to the south end gate and can be retrieved at the Deli.

Concerning the future convenience store, the grand opening was schedule for the end of February but has been postponed for the end of March, early April. In the near future, residents will enjoy the convenience of accessing their essential items, as well as a range of food and beverage choices for lunch or dinner. This will also be advantageous for contractors who can conveniently grab a meal during their work in the building.

Recently the building has been several upgrades, the most major is the new lobby double doors to access the receiving area. The fob is not needed anymore to access the receiving area if residents are coming from inside the building. In order to reenter, the residents will need fobs for security reason. The maintenance team have recently proceeded to the painting of the doors that lead to the garage next to the elevator. Those two improvements will enhance the overall quality of the building.

Concerning event, the building is having an eggs hunt for young kids and olde kids. This event will take place on the pool deck area on the 30th of March from 6pm to 8pm. It is the good moment to meet your neighbors for the old one and a fun moment for the young ones.

Lastly, the real estate market at Yacht Club Portofino is good.  Only 6 condos and 1 townhouse are available for sale and prices are higher than ever. The newest townhouse for the market has been listed for $12,000,000 and is facing Alton Road.  Concerning condos, the most recent 1-bedroom condo for sale is the unit #607 for $750,000 which is a condo facing the city. The management office of the building is relocating to the ground floor of the building. Their future office space is currently under work and the management team will be able to relocate once the workers have finished the job. The management office will be next to the future convenience store, real estate office and the lobby.

Speaking of the future convenience store, the grand opening is schedule for the month of March. Residents will soon have access to all their essential items and a selection of food and beverages for lunch/ dinner. This will also benefit contractors to grab food between their work in the building.

The ATM machine of the building, located on the ground floor next to the future convenience store is fully operational, the new person who is going to oversee the ATM machine is the new tenant of the deli shop.

Concerning event, the building is hosting a Valentines Grab and Go breakfast on Wednesday the 14th of February from 6:45AM to 8:00AM in the lobby of the Yacht Club Portofino. A variety of sweet treats will be served, a good way to start your day especially on a valentine’s days!

Finally, the real estate market at Yacht Club Portofino is good.  Only 6 condos are available for sales and prices are higher than ever. For 1 bedroom, the less expensive one is on the 3d floor at $750,000 and for 2 bedrooms, the less expensive one is listed at $1,225,000.  Recently a 2-bedroom corner unit #902 sold at the full price in 2 days, and it was listed and sold at $1,540,000. To give you an idea of the prices, the highest sale of the building was a corner unit #1412 at $1,540,000 in October 2023. January is the first month of the year and we wish an Happy New Year to everyone!

The management office is in the process of relocating to the ground floor. This move is expected to have a beneficial impact on all residents. The current office, situated on the 3rd floor across the parking area, has been less than convenient for residents, and this relocation will have a significant impact for the residents.

In another significant improvement, the grocery store within the building has a new tenant. This means residents will soon have access to all their essential items without leaving the premises. The grand opening is scheduled for the end of February.

Concerning the work in progress in the building, the workers are servicing the marina elevators, and they will begin to build the main elevators as soon as they have finished with the one that connects the promenade to the 6th floor. The maintenance team had to repair a pipe that broke and affected the air conditioning in the lobby, but they fixed the problem within a day.

This month, Condoideas Realty Group, the real estate situated in the lobby is hosting a cocktail to celebrate the reopening of their office. All the residents are invited from 6pm to 7pm on the 25th of January in the real estate office next to the lobby of The Yacht Club at Portofino. It’s a great opportunity for residents to meet their neighbors.

The end of the year party is happening on Thursday 21st 2023. The party will be at 6pm on the 6th floor next to the pool deck. Join us for a fun moment together before 2024 and to celebrate this year!

An important point for the end of the year, don’t forget that the next and last assessment payment for the elevator is due on the 1st of January 2024 for every owner in the Yacht Club at Portofino. This will be the last assessment and the contractors have started working on the other elevator next to the marina. They will once they finish, start working on the main elevators and therefore shut down 2 of the 4 elevators presents. This will be a good improvement for the building.

The board elections are finished, and the new team members are Brian O’Brien, Jason Greene, Mitchell Banchik, Roger Van Dyke, Walter Stokes. Congratulations to them for being elected.

To finish the December update, the real estate in the building is doing great even if there is not a big inventory. There are only 6 condos for sale, 3 of them are a 1-bedroom and 3 of them are a 2-bedrooms. The newest unit for sale is the unit 1109 listed for $1,260,000, the unit has been completely remodeled and features new furniture and appliances. Not many units are for sale in the Yacht club at Portofino and prices are higher than the previous years due to high mortgage rates.

The security has been improved this month, in order to, a new sliding door with mandatory key fob have been put in place. This project goal is to only give access to person having fobs and that are part of the community. The front desk can also provide access to everyone once they verified the status. Another big security improvement are the cameras. This project has a total value of more than $100,000 and will improve the camera image quality and therefore strengthen site security.  The zoom will be significantly greater than the current cameras. The total number of cameras that are going to be replaced are 86 which is a big improvement for the building.

Following on from the garage cleaning of last month, this month the bicycle storage will be cleaned, and it is therefore important to have a tag on it. Additionally, the final window cleaning for the year is scheduled to be on the 6th of November.

To finish the November update, the real estate is doing great. The most recent sale is the unit #2008 at $790,000 making it an average price per sqft of $1,012.82. There is currently 6 units available for sale ranging from $739,000 for a 1-bedroom to a $1,399,999 for a 2 bedrooms.  Not many units are for sale in the Yacht club at Portofino and prices are higher than in previous years.

The main maintenance that will occur in the building is a pressure cleaning wash in all the four floors of the garage. The team is starting with the 5th floor and will finish with the 1st floor. This project is to maintain the cleanness of the garage and will occur the first two weeks of October.  In addition to the cleaning, the maintenance crew is repainting all the trash chute in each resident hallway.

Exciting updates have been made to the lobby! Residents participated in a scent poll and voted for their preferred scent from five options: Lavender, Aspen, Calming Waters, Lemon, and White Tea. The White Tea scent garnered the most votes and will now be the signature scent in the lobby. Additionally, the flowers and vases have been refreshed following dissatisfaction with the previous vendor. The new floral arrangements are stunning and, along with the new lobby scent, constitute significant enhancements for the lobby.

Furthermore, to all the maintenance and new enhancements, a Halloween party is hosted on the pool deck the 31st of October 2023. Residents are invited to participate to a table decoration with tricks or treats for everyone. Don’t forget to register and of course, your costume!

To finish the October update, the real estate is doing great with a new sale record on the 14th floor for a corner unit. The unit was sold for $1,540,000, the highest price ever seen for the building. New listings are available in the building such as a beautiful and remodeled one bedroom unit on the 23rd floor facing the bay and another one bedroom on the 8th floor nicely designed and overlooking the pool.
