January is the first month of the year and we wish an Happy New Year to everyone!

The management office is in the process of relocating to the ground floor. This move is expected to have a beneficial impact on all residents. The current office, situated on the 3rd floor across the parking area, has been less than convenient for residents, and this relocation will have a significant impact for the residents.

In another significant improvement, the grocery store within the building has a new tenant. This means residents will soon have access to all their essential items without leaving the premises. The grand opening is scheduled for the end of February.

Concerning the work in progress in the building, the workers are servicing the marina elevators, and they will begin to build the main elevators as soon as they have finished with the one that connects the promenade to the 6th floor. The maintenance team had to repair a pipe that broke and affected the air conditioning in the lobby, but they fixed the problem within a day.

This month, Condoideas Realty Group, the real estate situated in the lobby is hosting a cocktail to celebrate the reopening of their office. All the residents are invited from 6pm to 7pm on the 25th of January in the real estate office next to the lobby of The Yacht Club at Portofino. It’s a great opportunity for residents to meet their neighbors.

The end of the year party is happening on Thursday 21st 2023. The party will be at 6pm on the 6th floor next to the pool deck. Join us for a fun moment together before 2024 and to celebrate this year!

An important point for the end of the year, don’t forget that the next and last assessment payment for the elevator is due on the 1st of January 2024 for every owner in the Yacht Club at Portofino. This will be the last assessment and the contractors have started working on the other elevator next to the marina. They will once they finish, start working on the main elevators and therefore shut down 2 of the 4 elevators presents. This will be a good improvement for the building.

The board elections are finished, and the new team members are Brian O’Brien, Jason Greene, Mitchell Banchik, Roger Van Dyke, Walter Stokes. Congratulations to them for being elected.

To finish the December update, the real estate in the building is doing great even if there is not a big inventory. There are only 6 condos for sale, 3 of them are a 1-bedroom and 3 of them are a 2-bedrooms. The newest unit for sale is the unit 1109 listed for $1,260,000, the unit has been completely remodeled and features new furniture and appliances. Not many units are for sale in the Yacht club at Portofino and prices are higher than the previous years due to high mortgage rates.

The security has been improved this month, in order to, a new sliding door with mandatory key fob have been put in place. This project goal is to only give access to person having fobs and that are part of the community. The front desk can also provide access to everyone once they verified the status. Another big security improvement are the cameras. This project has a total value of more than $100,000 and will improve the camera image quality and therefore strengthen site security.  The zoom will be significantly greater than the current cameras. The total number of cameras that are going to be replaced are 86 which is a big improvement for the building.

Following on from the garage cleaning of last month, this month the bicycle storage will be cleaned, and it is therefore important to have a tag on it. Additionally, the final window cleaning for the year is scheduled to be on the 6th of November.

To finish the November update, the real estate is doing great. The most recent sale is the unit #2008 at $790,000 making it an average price per sqft of $1,012.82. There is currently 6 units available for sale ranging from $739,000 for a 1-bedroom to a $1,399,999 for a 2 bedrooms.  Not many units are for sale in the Yacht club at Portofino and prices are higher than in previous years.

The main maintenance that will occur in the building is a pressure cleaning wash in all the four floors of the garage. The team is starting with the 5th floor and will finish with the 1st floor. This project is to maintain the cleanness of the garage and will occur the first two weeks of October.  In addition to the cleaning, the maintenance crew is repainting all the trash chute in each resident hallway.

Exciting updates have been made to the lobby! Residents participated in a scent poll and voted for their preferred scent from five options: Lavender, Aspen, Calming Waters, Lemon, and White Tea. The White Tea scent garnered the most votes and will now be the signature scent in the lobby. Additionally, the flowers and vases have been refreshed following dissatisfaction with the previous vendor. The new floral arrangements are stunning and, along with the new lobby scent, constitute significant enhancements for the lobby.

Furthermore, to all the maintenance and new enhancements, a Halloween party is hosted on the pool deck the 31st of October 2023. Residents are invited to participate to a table decoration with tricks or treats for everyone. Don’t forget to register and of course, your costume!

To finish the October update, the real estate is doing great with a new sale record on the 14th floor for a corner unit. The unit was sold for $1,540,000, the highest price ever seen for the building. New listings are available in the building such as a beautiful and remodeled one bedroom unit on the 23rd floor facing the bay and another one bedroom on the 8th floor nicely designed and overlooking the pool. Concerning the building and the lobby, the management have received many negative feedbacks about the flowers and they decided to change the company who supply the flowers for a new one and the staff will take care of them more often. This will help create a more inviting atmosphere for everyone. A new varitety of plants are going to be added, this will transform the lobby into a more enjoyable space.

Lastly, the hurricane season is not over and if you’re leaving your condo during this season, please remember to bring your outdoor furniture and decorations inside. Another step to follow is to turn off the water in your unit because during storms, the building can move, which might make pipes leak or break. Do not forget to lock your glass sliding doors and windows when you leave. These steps help keep your home, your neighbors, and the building safe while you’re away!

They will check the Air Conditioning unit, any signs of leaks in the toilets and showers, the smoke detectors. They will also inspect the windows and inspect the door.  The balcony wellness will also be checked and the door functionality. Many items to ensure that your property is functional and prevent any potential problems.

We recommend all residents and unit owners to grant access to our maintenance team during this annual preventative maintenance walkthrough.  If any owner or resident chooses to opt out or deny access to the YCP maintenance team during the scheduled walkthrough, please understand that the association cannot be held responsible for any negligence or adverse consequences arising from your unit. 

Another news at the Yacht Club is the newest Bike Tool Stand on the 2nd floor of the parking garage. If you need to fix a flat tire or adjust your brakes, the Bike Stool Stand is the perfect place to do it. The stand is located next to the vending machine.

Lastly, the pool fountain area has issues with the waterproofing material. They are fixing the problem to have a pool who meet the high standards.

The recycling bins in the mail room are designated for mail-related items only, such as paper, cardboard, envelopes, and recyclable materials. Placing inappropriate items in these bins can lead to spills, stains, and damage to the surrounding wood covering. Improper disposal of pet waste and diapers can also cause unpleasant odors. By adhering to the designated use of the recycling bins and disposing of items appropriately, we can maintain a clean and pleasant living environment for all residents.

Concerning the building, the water intrusion due to the fire sprinkler is almost completely solved. The Serve Pro team has removed 95% of the dehumidifier and fan from the building hallways.  Individually units requiring drywall repair will be addressed this week. This restoration process has been disruptive but the Yacht  Club team has been reactive and responsive to reply to everybody. All units will be restored to their original condition. Primarily, the first installment of the elevator assessment was due on April 1st.  Don’t miss the day because all payments received after the 10^{th of} April will accrue a late fee and interest charge.

Another project took place in the Yacht Club at Portofino. If you own a scooter or motorcycle the maintenance manager and his team has begun the washing and repainting of the scooter and motorcycle parking area on the second and third floor! Every owner of a motorized vehicle may receive an email instructing you to move your registered scooter or motorcycle to a designated area while your assigned scooter space is repainted. We hope that you will enjoy your future new repainted parking space!

The front desk team has received a lot of requests to hold keys for realtors, guests, contractors, or other reasons. None of them are acceptable to the front desk. Each tenant needs to coordinate on their own, due to liability concerns.
